Guide
How much should a shop pay toward building expenses?
Ground-floor shops share the building's structure, entrance and security, but often not its elevator, stairs or water. Many associations set the shop's contribution separately from the apartments.
A fixed monthly amount
The association agrees on a fixed contribution, for example 1,500 EGP, and the apartments share the rest. In the calculator this is the “fixed shop contribution” example. The amount is predictable for the shop owner, but should be reviewed when expenses change.
A percentage of each expense
The shop pays an agreed percentage, for example 10% of the total, and the apartments share the remainder. Its contribution then rises and falls with the building's costs.
Exclude it from specific expenses
A shop that never uses the elevator can be excluded from elevator costs while still paying its share of cleaning or security. Use one rule per expense so each decision stays clear.
Agree on it in writing
Whatever you choose, agree on it with the shop owner in the owners association and record it. In Mabna, a fixed amount or percentage is set aside first and the other units share the rest of the total, so the shop is charged exactly what was agreed.
