How to split building expenses between apartments
Every owners association needs a fair, repeatable way to turn one expense, such as cleaning, security or a repair, into a share for each apartment. Most rules start from one basis and then add a few adjustments the owners agree on.
Split equally
Every participating apartment carries the same weight, so a 6,000 EGP expense shared by 6 apartments is 1,000 EGP each. It suits services every household uses about the same amount, such as cleaning, security or stairwell lighting.
Split by ownership share
Each unit pays in proportion to its ownership percentage, so a unit that owns 20% of the building pays 20% of the expense. It suits costs tied to the building itself, such as structural repairs, painting the facade or insurance.
Split by meter readings
For water and other metered services, each apartment pays for what its meter recorded, and the unmetered remainder is shared. The water bill guide explains how.
Vacant apartments
Many associations reduce the share of vacant apartments instead of excluding them, because the building still has to be maintained. In the calculator's default example, a vacant apartment carries half the weight of an occupied one.
Make every share add up
Dividing an amount rarely comes out even. Mabna hands out the leftover piastres in a fixed order, so the shares always add up to the exact expense and each owner can see why their amount is what it is.
Agree first, then charge
Whatever rule you choose, agree on it in an owners association meeting, write it down, and apply it the same way every month. When each owner can see how their share was calculated, most disputes about dues disappear.
